Cadence is competitive! She’s not crazy about math but if you make it a game, she’s all over it. Here she’s playing with someone in another country and loving it! I was too lol. @splashlearn is a learning app that focuses on Math and ELA (English/Language Arts) which includes reading but they also have logic and a little art too. I feel guilty sometimes for waiting so long to have another but I hope they both appreciate the gap, love each other unconditionally and show that love, not just say it. I hope I can be an even better mom because I do believe it is true, each child gets a different version of the parent because we go through different stages of life and sometimes the child grows with those stages. These took me back to Paris 🥰😋 I’ve loved macarons ever since visiting Paris. A lot of people on social media complain about the food in Paris but the desserts and baked goods were top tier for me. Please make sure you are making financial decisions based on facts not possibilities. Facts meaning, if no one books and it all falls on my income as it is now, can I make these payments every month? Can I cover the utilities/maintenance every month? If you can’t, re-strategize and find an affordable price for you. Now, some maybe saying, isn’t some money better than no money? Not for everyone. Let me explain. I did choose to lower my price on my #Airbnb . My circumstances are different. I #househack so I’m not leaving my house to make sure the unit is turned over for the next guest. The cleaner I had was offering a low price so it didn’t cut into my profits in a way that didn’t allow me to still reach my monthly target. You still have to take into account the time and effort you may be putting in for that new lower price you’re offering. For some people it just isn’t worth it, which is fine. Know yourself and what you are willing to do. Also, when you have multiple streams of income, you just don’t worry about money. You know how to make more and that God gone provide regardless. Peerspace is another platform where you can list your space. Y’all my place is not decked out. It’s nice, it’s clean, and tastefully decorated but it doesn’t look like a Pinterest board. It still gets inquiries and bookings. I’ve had photographers and film makers book. I’ve had people reach out for bridal showers and baby showers too but the parking is not designed for that many people. You can set parameters like no nudity, no alcohol, and more. Safety is still a priority! I hear people say all the time “ I wanna Airbnb”. Airbnb isn’t a strategy. It’s a platform to advertise your space. If you have a space and you want to continue using it sometimes, consider #shorttermrentals . Diversify and list the space on more than just Airbnb. Say what you want about #Airbnb but working with the platform as a consumer, host, and ambassador has given me different perspectives. They know that MANY people want to do #rentalarbitrage vs. hosting a space they own or people just aren’t in a financial place to purchase right now. They previously had information on their site about how you can talk to a landlord about allowing rental arbitrage but they took it a step further with what you see in this reel! I have thoughts on who I think this would be good for but I’ll reserve them for a #YouTubevideo . With anything please make sure you read the details in its entirety and for your own understanding. I know it looks gross…it was just a nose bleed. Waterproof mattress protectors or mattress pads are cool but I’m a fan of mattress encasements to protect both. It protects the whole mattress against bed bugs, dust, dirt, and bodily fluids. This is important for the longevity of your mattresses in your short term rental. He has his first booking coming up and has a lot of questions. He got another booking for a month but wants more detail about the person booking because he’s house hacking. This is something we could have strategized and worked through before he published the listing. I can help you figure out the best options FOR YOU. This was a serious a question I received. Don’t ever fall for this. Aside from the fact that you don’t know them, or, if their mama had them up on Saturdays cleaning baseboards and blinds while listening to Anita Baker, (shoutout to @pamela2949 ) airbnb has a five step cleaning protocol that includes cleaning and then sanitizing. Things are going to come up at some point but you hate for it to happen when a guest is in the unit 🤦🏽‍♀️. Here are some tips: React quickly. Assess the issue promptly. If you’re not available to assess the issue, have someone else that you trust assess it quickly. Apologize to your guest! Let them know you’re sorry for the inconvenience the issue has caused and reassure them that you are giving it your prompt attention. Find a solution. Solve the problem as soon as you can, or hire someone else. In this case, I did offer a refund for that night’s stay since the plumber advised he couldn’t come out until the next day due to the snow. He also advised not to use anymore water in the house. When I started hosting on #airbnb I joined some Facebook groups to gain more knowledge. I was stunned to learn people were having issues with bed bugs! I was paranoid and I didn’t wait to purchase mattress encasements as some other host advised. Along with cleaning and sanitizing your space THOROUGHLY after each guest checks out, I think these are essential items for a #shorttermrental . As usual this is my opinion, but, I will say I had someone leave blood on my sheets 😞. Guess what was left untouched??? The mattress and the encasement. Your girl has her bed double strapped. In addition to the encasement I also have a waterproof mattress cover. I had a busy day at work and wanted to wait until I got off to clean the unit. Someone requested to book at 5:00pm and I didn’t see it until I closed my laptop at 5:30. I had to hustle to get it prepared for the next guest.
